West Georgia — Columbus, LaGrange, West Point, Newnan, and the counties between — has the growth drivers developers hunt for: manufacturing investment along the I-85 corridor, housing demand that outruns supply, and land basis that still pencils. Here’s how the approval process works and where it differs from Alabama.
Zoning and site plan review: local first
Like Alabama, Georgia land use runs through the local jurisdiction — Columbus Consolidated Government, the City of LaGrange, Troup County, Coweta County — each with its own zoning ordinance, hearing calendar, and review process. Rezonings move through planning commission and council/commission votes, and the same rule applies on either side of the line: work backwards from the hearing date, and show up with an engineer who can answer the technical questions in the room.
The Georgia difference: EPD and erosion control
Georgia administers construction stormwater under the state’s NPDES general permit through Georgia EPD, with erosion and sediment control plans reviewed by your Local Issuing Authority. Practically, that means your land disturbance package needs a Georgia-compliant ES&PC plan prepared and certified correctly — a sequencing detail that catches out-of-state teams and stalls permits.
What travels well from our Alabama playbook
- The Pre-Development Playbook — zoning analysis, concept plan, and desktop due diligence work identically on Georgia dirt, including the pre-application meeting with your jurisdiction.
- In-house surveying — our crews work both sides of the state line on one base file.
- Georgia PE licensure — every set of Georgia construction drawings we produce is sealed by a Georgia-licensed Professional Engineer.
Proof, not promises
Our Georgia work includes Ashford Reserve in Columbus — carried from entitlements through construction drawings. And our office sits minutes from the state line: about 40 minutes to Columbus, under an hour to LaGrange and West Point. Georgia reach with Auburn overhead.
